    It is not a very pleasant subject but one with which your Board has had to deal with...delinquent dues collection. Letters are sent and when it becomes necessary...the lawyer is contacted. To be sure, when the lawyer is contacted, the Covenants language is clear...the Association has the right to file a Lien against the property or take such legal steps as necessary to collect said delinquent dues and all costs of collection will be the responsibility of the lot owner. Hence, if the dues are collected through the use of an attorney all of those collection fees will be added to the delinquent dues and paid by the lot owner.

    The Annual Meeting of the Walnut Grove Forest Hill Association, Inc. (WGFHA) will be held on Monday, March 7, 2022 at the First Assembly Church located at 8650 Walnut Grove Road. The meeting will be in the sanctuary and only the doors on the west side of the church will be open. Registration will begin at 6:00 p.m. and the meeting will start promptly at 6:30 p.m. For those of you who have attended the WGFHA annual meetings in the past, please note the change of location. Sheriff Floyd Bonner and Maurice Hullon (Neighborhood Watch) will be guest speakers at this meeting. The primary purpose of the meeting is to discuss the Association’s 2021 accomplishments and elect four (4) members to the Board of Directors. One member will be elected from each of the following subdivisions to serve on the WGFHA Board of Directors: Plantation Oaks, Gardens of Riveredge, Village of Riveredge, and the At-Large position. If you are interested volunteering your time to serve on the Board of Directors, please contact me so that your name can be placed on the Ballot. Nominations will also be accepted from the floor the night of the meeting. Please try to attend this informative meeting, as a quorum is necessary to elect members to the Board of Directors. If you are unable to attend this meeting, please assign your vote to someone who plans to attend the meeting by completing the proxy below and deliver it to Elaine Aeschliman at Envolve, LLC via fax at (901) 435-7733 or email to [email protected] or give it to the person to whom it is assigned to bring to the meeting.     The Annual Meeting of the Walnut Grove Forest Hill Association will be held on Monday, March 6, 2023 at First Assembly Church located at 8650 Walnut Grove.

    Your board has been working hard the last few months on our by-laws and lease prohibition document as mandated by the vast majority of homeowners who attended our 2023 annual meeting.  Please be on the lookout for communications from our attorney, Wayne Minks, who will be outlining next steps.  We will also have an informational meeting where all questions and concerns will be addressed (time, date and location TBD).

    The bylaws and no-lease amendment was passed in November 2023.  A new page was added to our website for the bylaws allowing the document to be viewed or downloaded.  Also the new amendment and the covenants for each subdivision can be viewed on the subdivision's web page.

    The annual HOA meeting was held March 11th at Gracepoint Baptist Church

    The Annual Meeting of the Walnut Grove Forest Hill Association will be held on Monday, March 10, 2025 at First Assembly Church located at 8650 Walnut Grove.

    The dues become delinquent on March 15th.  In January 2026 the late fee will increase to $75 

Dues

Starting in 2025 your Board of Directors set the Association dues at $300.00 per year. The Restrictive Covenants provide, `the dues shall become due on January 1st of each year.` The dues become delinquent on March 15th at which time a late fee of $50.00 will be charged in 2025 to all delinquent accounts.  The late fee will increase to $75 in 2026.  If the payment of dues has not been received by June 15th, a lien letter will be sent to the property owner notifying them of pending legal action.  If payment has not been received within twenty (20) days of the lien letter being sent, a lien against the property will be filed.  Continued non-payment of dues may require additional actions up to and including additional legal proceedings.

Payment of annual dues can be either mailed to Wright Property Management (Walnut Grove Forest Hill c/o Wright Prop Mgmt PO Box 98211 Las Vegas, NV 89193-8211) or payment made on-line using the Wright Property Management portal (if you've signed up to use the portal).  If you have not received an invitation to the portal, please use the `Contact Us` page to ask for an invitation.
